Project Manager Overview
Project Managers are on-site leaders who coordinate with owners, design teams, and trade contractors to ensure projects meet quality, schedule, and budget goals. They oversee contract administration, including subcontract negotiations, change orders, financial draws, procurement, commissioning, and jobsite coordination. PMs enforce safety programs, monitor project schedules, and review costs to maintain budget compliance.

Essential Duties

  • Manage specific project areas or multiple trade scopes on large projects alongside project teams.
  • Lead preconstruction efforts, reviewing owner criteria, design documents, and identifying key subcontractors and long-lead items.
  • Develop bid packages, manage schedules, and monitor budgets.
  • Oversee financial processes: subcontractor invoices, monthly requisitions, and change order management.
  • Administer document control, RFIs, and reporting, maintaining systems like CMiC.
  • Coordinate field operations, trade meetings, inspections, safety programs, and site cleanliness.
  • Manage project closeout: secure warranties, attic stock, payments, and finalize subcontracts.

Education and Experience

  • Bachelor’s degree in Construction Management, Engineering, or related field
  • 4+ years as Project Manager/Assistant PM on multifamily, hotel, or high-rise projects.
  • Proficiency in construction management software and strong financial acumen.
  • Strong leadership, communication, and interpersonal skills for stakeholder coordination.
